In 2011, an open space planning and urban development competition was held for the “Bayerischer Bahnhof urban space”, in which a sustainable urban development and open space planning concept was to be developed that would form the basis for further development steps (master planning, urban land-use planning). A special focus was placed on a viable idea for a district park that could create the basic framework for the area’s development. The winning design in the competition was submitted by the two Berlin offices of Wessendorf Architektur Städtebau and Atelier Loidl Landschaftsarchitekten. The further development of the site was started on the basis of this design.
There are common planning objectives for the implementation of the development in the Bayerischer Bahnhof urban area. Due to the ownership structure, the City of Leipzig is negotiating with two developers, Stadtbau AG and BUWOG Bauträger GmbH. Urban development contracts were already concluded in November 2018, which were expanded upon in March 2019 in further urban development contracts (SV 02.01 and SV 02.02). Stadtbau AG is primarily responsible for the development of office and commercial space. Stadtbau AG has brought a strong and sustainable partner on board to realize the majority of the apartments on Lößniger Strasse and Dösner Weg: the residential construction company BUWOG Bauträger GmbH.
